Perega’s ongoing relationship with Anchor continued with our appointment on this 100 unit retirement living scheme on the Rochester Riverside development. The site was former industrial land, cleared and remediated, then covered with a clean capping over 20 years ago. There were concerns with the made ground, including the risk of on-going settlement over time due to consolidation. Historic ground investigations showed that the capping layer was underlain by contaminated made ground and alluvium classified as hazardous.

Piled foundations were required in order to support the building through the contaminated material. We knew that an economic engineering solution for the groundworks was essential to deliver a good value project. We commissioned ground investigations to establish the thickness of the clean layer and prepared a 3D ground model so that the substructure and below-ground services could be designed to sit within the clean layer, to avoid intrusion into the contaminated material.

Our team considered materials at pre-planning stage and used knowledge from our work at Anchor’s Uxbridge site to re-orient façade columns and improve the building’s energy performance. Perega collaborated with the wider design team from the outset and the project achieved BREEAM Very Good.
