Structural Safety Case Reports for Higher-Risk Buildings
Under the Building Safety Act (BSA), all occupied Higher-Risk Buildings (HRBs) must have a Safety Case Report that demonstrates building safety risks are understood and are being managed. This includes structural safety as well as fire safety.
Many HRBs have not yet been structurally assessed as part of the Safety Case Report process. When the Building Safety Regulator (BSR) calls on your building for assessment, you will need to demonstrate that the structure has been properly reviewed and that any risks have been identified with appropriate remediation measures in place where necessary.
Even where there are no known structural issues, duty holders are still required to show evidence that structural risks have been identified, assessed and appropriately managed.
Supporting you with the Structural Element of your Safety Case Report
We work with our clients to review their building structure, identify any gaps in existing information, assess structural risk and produce the structural information required for the Safety Case Report.
Our support typically includes:
- Gap analysis of existing drawings, calculations and structural information
- Reviewing historical alterations and changes to the building
- Carrying out site inspections to understand the structural system and load paths
- Identifying potential structural risks, including disproportionate collapse and robustness
- Assessing the condition of structural materials where relevant
- Identifying and designing any remedial or strengthening works
- Advising on monitoring and ongoing inspection strategies
- Preparing clear structural reports ready for submission in the Safety Case Report
- Liaising with the BSR, where required
We provide clear, practical advice and reports that help duty holders demonstrate compliance, when your business is called for assessment.
What this means for you
- Clear, actionable reports
- Practical, cost-effective advice
- Early identification of issues
- Reduced compliance risk and delays
- Confidence you are meeting your legal duties
- Reduced long-term risk and maintenance
Who we work with
We’ve carried out structural assessments for many of our clients on local authority housing stock, housing association residential buildings, student accommodation, private residential buildings, NHS ward blocks and mixed-use buildings.
These buildings often have complex histories, incomplete records and have undergone previous alterations. We help our clients piece together the available information and put a clear plan in place to manage structural safety going forward.
